Rent component
Identify the exact rent period and its actual amount. In the example only INR 16,000 is September rent; the INR 48,000 total must not be described as three months of rent.
Deposit component
State the amount actually received as security and its holder. If a token was already paid, distinguish that earlier receipt from the new transfer rather than acknowledging the token a second time.
Agreement reference
Refer to the actual deposit terms without creating unapproved refund promises. Future deductions, credits and refunds should remain traceable through their own confirmed records and the original tenancy agreement.
First tenancy payment split between rent and refundable deposit
The first transfer in a tenancy often includes both monthly rent and a refundable security deposit. This format acknowledges one transfer while preserving the different purposes of its components. It suits a landlord who actually receives both amounts at move-in. The deposit should remain visibly separate from rent because a refundable balance and a payment for occupancy do not establish the same record.
How the filled example works
Rahul’s fictional first transfer is INR 48,000. INR 16,000 pays September rent and INR 32,000 is acknowledged as a refundable security deposit under the tenancy agreement. The receipt refers deposit adjustment and refund terms to that actual agreement rather than inventing them. It expressly excludes future rent and utilities, so the transfer is fully explained by the two listed amounts.
Prepare the supporting record
Prepare the tenancy agreement, deposit amount and the successful transfer record. Confirm whether the deposit went to the landlord, a property manager or another agreed holder. Check whether any booking token already forms part of the deposit and reduce the new payment component appropriately if it was previously received. The final acknowledgement should distinguish the total deposit held from the money newly received in this transfer.
Resolve this scenario before issuing
Do not call the security deposit advance rent unless that is the actual agreed arrangement and the record describes it accurately. At tenancy end, a deposit refund or adjustment requires its own confirmed statement; changing the first receipt would conceal the original payment event. Avoid inventing standard refund periods or deductions. Keep the agreement reference so the parties can review the actual deposit terms separately.
